Finding a partner to invest with will be one of the hardest parts of your journey. To help we wanted to share some key questions that you can use to vet and analyze an operator and their team.
- How many years has the operator been in the business?
- What building design, construction and operation experience do you have?
- What was the teams greatest challenge and how did they over come it?
- What does the reporting and update process look like once you are invested?
- How much equity does the General Partner team have in the deal?
- What is the past track record? and how have market conditions influenced results?
- Can you get a background and/or credit check of the General Partner Team?
- Has the operator ever lost investor funds?
- What is the experience and training of the asset manager?
- What KPI’s are tracked and used?
- How often does the Asset Manager visit the properties?
There are endless questions, but we hope this gives you a good starting point. When you get an answer ask further questions and drill done until you are satisfied. Do not be pressured for time, that is a red flag.
