We want you to align and be empowered by it as we begin to take-off. If you are not, that is ok, but it’s important that we see eye to eye in our values and intention in order to achieve joint success. Blue Eyed Capital is different. We’re small. We don’t seek profits first. We focus on impact. And that’s exactly why we’ve become a leader in the multifamily real estate world.

By creating healthy communities, Blue Eyed Capital has not just changed the lives of our residents — but we’ve produced purposeful profits for our investors. It’s impact — for our residents, our investors, and our team. Internally, we practice the same habits that guide us externally. That means building a culture around flexible hours, having fun and staying true to our core values: Growth, accountability, integrity, and impact.

But … How is this possible? Don’t real estate investors have to choose between profits and impact? That’s what most people think. But most people don’t challenge that thought. By challenging that belief, we’ve managed to grow Blue Eyed Capital into the go-to multifamily firm, managing over 1,000 healthy living units while changing the lives of more than 3,000 residents. We’re currently responsible for over $50 million in real estate assets, and we generate over $1 million in annual revenue. So, yes. You can make money — and make a difference.

My name is Jon Weiskopf. I founded Blue Eyed Capital in 2022 after leaving a lucrative job as the Head of Engineering in Retail Real Estate & Development at Apple. I had a simple dream and a clear vision — to use my decades of experience designing, building and operating high-performance sustainable buildings to become a leader in impact investing.

“Impact investing” isn’t a buzzword. It’s a forward-looking investment strategy centered around quantifiable sustainability and social good metrics.

You’ve heard people say you can’t make a profit while focusing on impact. But you can. And we are. Blue Eyed Capital takes a human-first approach to planning and management. We help our residents thrive by giving them access to wellness resources, financial credit-building and education through non-profit partners. Our solar panels and other environmentally friendly systems create healthy homes and sustainable properties. Nothing we do is the result of newfangled, short-term inventions. It’s simply taking proven programs and applying them with intention.

My thesis? Spiral Compounding Value Add. The notion that by focusing impact on people and homes, we position ourselves to significantly change someone’s life. They then are positioned to do the same for others, and so on. Infinite ripples in a pond.

The Impact Guru

I’m a direct person. I get right to the point — and I’m definitely OCD. I care about getting it right, and I care about people. I don’t like overcomplicating, and I look for simple, logical, practical ways to solve problems.

Challenges aren’t new for me. For over three decades, I’ve lived with Type 1 diabetes. I lost my father to the disease when I was 13. In my eyes, those struggles prepared me for life. I had to decide early if I was going to be controlled or be in control. I chose to be in control, and I’m stronger for it. I come prepared and I always get back up.

And although I founded Blue Eyed Capital, I know I owe its success to my team. They’re my life friends first and my business partners second. (And yes, it helps that they’re experts in their fields.) Come check out the office and you’ll see what I mean. We take our work seriously … And with the impact investing vision, we have to. But in between the pushing, development and personal growth, you’ll see the relaxation, the charisma, and the bonds.

At Blue Eyed Capital, every team member gets a say. Each Monday, we all link up to reflect, plan and take action. We’ve taken the “after-action debrief” from the Navy SEAL playbook, and have every person speak, review their work and give feedback. But team members have to give feedback on themselves before critiquing others. The partners always go last, as we don’t want to influence anyone’s thoughts. The more honest we can be, the better.

Workplace culture matters. I’ve lived through depression, burnout and over-stress from work. We are more than our jobs — and I make sure my team knows that. Fridays are for solo time, being creative and taking care of yourself. All team members enjoy full benefits and are required to take one consecutive three-week break to unwind each year. Blue Eyed Capital also provides four months of paid time off for maternity and paternity leave, along with fitness and mental health benefits.

Driven to succeed as a team, each team member has access to be share in the ownership and profits of each investment.

Resisting Status Quo

When I started this journey, I noticed a sea of multifamily investors pitching the same thing — passive income. But I didn’t leave one status quo job simply to join another. And I knew the status quo of passive investing was never going to be fulfilling. For nearly 20 years, I led clients and colleagues in designing and building hundreds of the world’s most sustainable buildings. And I noticed something — the thinking in real estate construction and ownership was outdated. Taking my experience and marrying it with an environmental and socially focused business plan was a no-brainer.

With our residents and our investors, accountability, transparency, and communication are critical. I love talking to people. Heck, I just love people. I visit my properties all the time to engage with residents, and we hold investor events as much as possible. This is a people-first business, and the only way to thrive in a people-first business is to focus on integrity. Without integrity, we have nothing. It’s the cornerstone of Blue Eyed Capital.

Spreading the word

My life revolves around impact and sustainability. That might be a cliché, but it’s the truth. I’m an avid speaker and promoter of impact investing, and have built a cumulative social media following of more than 1,000,000 followers.

My “Master My Impact” Mastermind teaches a selective cohort how to go about impact investing, how to develop plans, and how to integrate the work into their personal lives. I’ve also been fortunate enough to have my work published across multiple media sources, including Entrepreneur magazine.

The secret sauce

When I was a kid, my grandmother taught me the secret behind her homemade pasta sauce. I was shocked by its simplicity — just grease from the meatballs and spareribs. (Don’t tell my family I told you.) Impact investing is similar. There’s no big secret. It’s just using what you have to make the simple into the amazing.

I have a quote hanging on my wall: “Courage is not the absence of fear, but the triumph over it. The brave man is not he who is afraid, but he who conquers that fear.”

I’ve been fortunate in life. My family loved me and cared for me, and I grew up with the resources I needed to eliminate a lot of the basic challenges so many people face. My mother raised me to give my all, and to never accept anything but my best. That drove me to work hard and relish challenges. Losing my father early and now being a father opened my eyes to what I was doing and how I was supporting my son’s future.

I started my entrepreneurial journey to change peoples’ lives, support future humanity and disrupt the real estate investment industry. The way I see it, my son’s future is at stake if our world is not a place where he and the rest of humanity can thrive. And that’s my “why.”

I love buildings. I love transforming bad into good. And I love putting those two passions together.
